Access and security
Cradle Ridge is a private residential estate, so access is not a casual favour at the gate. Residents use biometric access because that ties entry to a known person on an erf record. Visitors need a code issued by the homeowner, and the homeowner remains responsible for the visitor while that person is inside the estate.
Domestic workers and regular household staff must be registered by the owner with Security through the Estate Manager's office. When employment ends, the owner must immediately notify the Estate Manager and the security company so access can be revoked. This portal records that instruction so there is an evidence trail instead of a conversation nobody can later prove.
Access records follow the erf, but responsibility sits with the resident who authorised the person. Buyers and tenants are therefore expected to accept the rules when a sale or lease brings them into the estate.
Your erf and its classification
Every erf is treated according to its current estate classification: Building in progress, Completed, Vacant stand, or Abandoned / legal. That classification decides which estate services are open to the erf and what follow-up the Estate Manager should expect from the owner.
The classification is not self-declared by residents and cannot be changed by a contractor or neighbour. Only the Estate Manager may change it on the estate record, using the documents and inspections required at the time.
If the classification is wrong, the resident should raise it with the Estate Manager and supply the missing proof. Until it is changed on the estate record, the existing classification is the one the estate must use.
Building and renovating
Before building or alteration work starts, plans must have HOA approval and Mogale City approval. Estate approval does not replace municipal approval, and municipal approval does not remove the estate's architectural controls.
Construction must be completed within 12 months of earthworks starting. If work is suspended for more than 7 days, the owner must obtain an extension. Before work begins, the site must have a proper fence, a screened toilet, a skip, and working pre-paid water and electricity meters. Those requirements protect neighbours from an unmanaged site as much as they protect the estate's infrastructure.
Contractors also enter as guests of an erf. The owner remains responsible for making sure the work site stays contained, services are metered, and construction activity does not spill into the road reserve or onto a neighbour's property.
After you move in
Occupation brings the erf into the lived estate, not only into the owner's private home. Within 30 days of occupation the sidewalk must be cleared, levelled and landscaped. Each street boundary must have at least three trees in the road reserve, selected from the estate's indigenous species list.
Each home must also have a water tank of at least 2 500 litres connected to the municipal supply. The rule is practical: municipal interruptions affect the estate as a whole, and the household must be able to buffer ordinary interruptions without turning every outage into an emergency.
These obligations are not decoration for the verge. They keep sight lines clear, prevent neglected street edges, and make the completed erf part of the shared landscape residents bought into.
Conduct and neighbours
Residents share roads, boundaries and the soundscape. Nothing should be audible beyond your boundary between midnight and 08h00. The communal park is for all residents, and private use must not push other residents out of a shared facility.
Firearms may not be handled in a way that endangers or alarms other residents. Estate speed limits apply to residents, visitors, contractors and service providers. If someone enters under your erf, their driving and conduct are treated as part of your responsibility.
The park
The enclosed communal park is open to all residents. It includes a children's play area, BMX track, kick-about area and braai facilities. A resident may use those facilities with guests, but the park remains a shared estate amenity and is not converted into exclusive private space by arriving first.
Residents should leave the park ready for the next family. Noise, fires, vehicles and guest behaviour in the park are still conduct issues under the Handbook, even though the facility is outside the erf boundary.
If something goes wrong
The Board may make rules and impose penalties where the Conduct Rules allow it. Those penalties exist to protect the shared estate, but they are administered by the managing agent, Status Mark, not by this portal. This portal records requests, acceptances and notifications; it does not calculate levy balances, fines or account amounts.
